WHAT IS A VA LOAN?
A VA loan is a mortgage loan that is guaranteed by the Veterans Administration.
Created before the close of World War II, the VA benefit program has helped millions of veterans, service members and military families achieve the dream of homeownership.
A VA guaranteed mortgage is only available to eligible service members who have served their country in the United States military. Spouses of veterans who have died in the line of duty or as a result of a service-related disability may also be eligible.
BENEFITS OF A VA LOAN
Whether you are a first time home buyer or have owned a home before, a VA loan can offer several advantages over conventional financing options.
Take advantage of a Zero Down Payment loan, relaxed underwriting guidelines, lower interest rates, and no mortgage insurance.
VA Purchase - Standard
The standard VA loan is the program of choice for many first time home buyers since it does not require a down payment when purchasing a new home.
VA Purchase - Jumbo
Effective January 1, 2020, the VA loans will no longer be limited to the Conforming loan limits.
Veterans will now be able to obtain a no down payment home loan in all areas, regardless of loan amount.
Loan limits will still apply in 2020 to veterans who have one or more active VA loans or have defaulted on a previous loan.
VA Rate & Term Refinance
A VA Rate & Term Refinance allows the refinance of any existing mortgage up to 100% of the appraised value of the home.
This is a great way to take advantage of lower interest rates or shorter terms.
VA Cash Out Refinance
A VA Cash Out Refinance is a great option to borrow up to 95% of the appraised value.
Funds can be used to consolidate high interest credit cards, medical bills, school expenses, or any other reason.
VA Streamline Refinance (IRRRL)
A VA Interest Rate Reduction Refinance Loan (IRRRL) is a loan that allows the refinancing of an existing VA loan.
This is a great option to lower your interest rate and payment without the need of a new appraisal or income documentation.
